Warehouse Rents May Rise by 10-12% Due to Destruction of 500,000 Sq. M of Logistics Real Estate

Over the past 12 months, Russian missile strikes have damaged or destroyed more than 500,000 square meters of logistics real estate in Ukraine. Due to the shortage of warehouses, rental rates may increase by 10-12%, although the impact on the end consumer should be minimal. In 2022, approximately 600,000 to 700,000 square meters of warehouse complexes were destroyed in Ukraine. Before the full-scale war, the market had about 3.2 million square meters of class "A" and "B" warehouses, and by the end of 2022, around 2.6 million square meters of warehouse real estate remained. In major cities such as Kyiv, Lviv, Odesa, Kharkiv, and Dnipro, an additional 400,000 to 440,000 square meters of dry and cool class "A" and "B" warehouses and about 100,000 to 120,000 square meters of postal terminals were destroyed. Russian strikes have destroyed approximately $300 million in investments in logistics warehouses and about $50 million in "Nova Poshta" real estate. The largest attack was the destruction of the Amtel logistics complex, covering 100,000 square meters. The limited supply of warehouses, especially in the capital region, may push rental rates up, but this should not significantly affect end consumers.
